GCGV with Exxon/Sabic is a $100 million dollar, multi-building, oil & gas mixed use project comprising an administration and control facility, a laboratory, a maintenance and warehouse facility and fire station.

The 100,000 sf administration and control building is a three story, 24/7 operation facility complete with reductant cooling systems, UPS, diesel generator, shelter in place amenities and data center style equipment rooms.

This building controls operations for the entire refinery, as well as operation and maintenance of all systems. The administration spaces are conditioned by VAV air handling systems with fan powered terminal units on the perimeter; and pinch-down VAV terminal units on the interior. All lighting is energy efficient LED. This facility will also be LEED Certified.

The 25,000 sf product sampling laboratory facility contains three individual labs with a total of 28 fume hoods, 70 GCs, presses, snorkels and numerous other laboratory equipment. It’s supported by redundant laboratory exhaust fans, each at 15,000 CFM. The Phoenix supply and exhaust system is used for precise control and monitoring of air change rates.

The building itself is conditioned by redundant VAV air handling units with chilled water for cooling and electric reheat to maintain space temperature. All lighting is energy efficient LED.

The 130,000 sf maintenance and warehouse facility incorporates a two story office, electronic labs, maintenance bays and hazardous storage in the warehouse for Class A plastics. The administration spaces are conditioned by VAV air handling systems with fan powered terminal units on the perimeter, and pinch-down VAV terminal units on the interior. All lighting is energy efficient LED.

The 13,000 sf fire station provides fire support for the entire plant. The station is conditioned by a VRF HVAC system. The fire house has its own chemical lab, compressed air and laundry facilities. The entire facility is cooled by a central chilled water system consisting of three, 300 T chillers each with its own 450 GPM chilled water pump. This variable flow system is energy efficient and provides chilled water at 420F through underground chilled water pipe to each of the major buildings.
