Elmira at Myrtle is the first San Antonio multi-family development for Austin development firm, Sabot Development. Our team was engaged to work alongside the owner and architect (Gensler) to help the project come to fruition. The new, mixed-use building is an addition to San Antonio’s Pearl District, and we are excited to have participated in the development of this vibrant project. The 479,000 square foot, 11- story high-rise building is comprised of 319 multi-family units (some of which will be rentable, hotel-style), 14,000 sf of retail space (aimed to host innovative tech and co-working areas), and a 4-story parking garage with branded wayfinding. Amenities for the building include a gym with a wellness and spa area, outdoor pool deck, coffee shop, indoor and outdoor community areas, dog park and bike room. Our early involvement in the project allowed our mechanical, electrical and plumbing design teams to provide input into how to best incorporate the MEP designs. The different mechanical systems were evaluated and included variable refrigerant flow (VRF), air cooled chillers or cooling towers. VRF with branch selector boxes and full building automaton controls was selected by the team to heat and cool the building. The retail spaces will be core and shell to allow the future build-out flexibility. Since the development qualifies as a high-rise, our mechanical team is ensured that the necessary pressurization fans were included to meet code requirements. The design of the plumbing systems is inclusive of hot and cold water piping, sanitary, sump pumps, sewage ejectors, and storm drainage. To accommodate the retail and food & beverage areas, the plumbing designers provided designs for stubbed CW, HW, vent and sanitary for future use. The electrical systems include normal power, emergency power, a diesel generator with belly tank, automatic transfer switches (ATS), switch gear, circuiting and powering of the interior, exterior and finished area lighting systems. Core and shell lighting designs were to be provided for the retail spaces. We are thrilled to be a part of the development of the Historical Pearl District in Downtown San Antonio with this project.
