Infinity MEP was engaged to provide design engineering services to upgrade the existing core & shell Bexar County Garage in downtown San Antonio. The scope of the 30,000 SF, ground level interior renovation included mechanical, electrical and plumbing design engineering for open office, meeting/training rooms, a reception area, gymnasium, office restrooms, shower/ locker room and IT rooms.

Since project schedule was compressed, the build-out design started during the construction of the core and shell garage. Early design meetings with the end user, General Contractor, and both Core and Shell and Buildout architects were vital to the successfulness of the project. Underfloor electrical and plumbing packages were reviewed and coordinated with the new architectural build-out. Mechanical systems incorporated the existing roof vents and chilled water mains into their design. Chilled water variable-air-volume (VAV) AHUs, both floor mounted and suspended, and fan powered terminal units were designed to maximize office space and meet the base building pre-cast design. The electrical systems were designed to include normal power, circuiting, switchgear, and powering/control of the LED lighting systems. Shallow raised flooring was utilized for the power distribution to the open office areas. The IT, data and security devices were designed to Bexar County standard specifications. Design of the plumbing systems was inclusive of hot and cold water piping, sanitary, and vent for the break room and restrooms.

The team was also engaged to support through the Construction Administration phase. Our CA process involved prompt responses to RFIs, shop drawing reviews and coordination with the general contractor, architect, and end-user.
